This is the work we do for Riverside homeowners.

  • Interior painting. Walls, ceilings, trim and doors, with the patching, sanding and priming done before any color goes on. See interior painting.
  • Drywall repair. Doorknob holes, anchor holes, dents, seam cracks and nail pops, finished smooth and ready for paint. See drywall repair.
  • Popcorn ceilings and wall textures. Scraped, repaired and skim coated smooth, once the asbestos question has been answered. See popcorn ceiling removal.
  • Kitchen cabinets. Doors and frames degreased, sanded, primed and painted. See cabinet painting.

Every job starts the same way. You call or text, tell us about the rooms, and get a free estimate that says what will be done. The prep comes first, because paint only looks as good as the wall under it.

Riverside Homes From the 1950s to the 1970s

Riverside is a city of 24,435 people, and most of its homes went up in the postwar years. The US Census puts the median Riverside home at 1963 and counts 77.5% of homes as built before 1980. The largest group dates from the 1950s. Just over half, 55.8%, are owner-occupied, and 62.4% are single-family detached houses, many of them ranches and two-stories. Another 3.8% are mobile homes, the highest share among Dayton and its nearby cities.

A house from 1963 is, in most cases, a drywall house. The National Park Service's Preservation Brief 21 says “plaster was the wall surface chosen for nearly all buildings until the 1930s or 40s,” and drywall took over in the years after. Riverside's older homes are a different story: 15.5% were built before 1950, and many of those may have plaster walls, which crack and repair differently from drywall. If yours does, mention it when you call.

Sixty years is a long time for walls and trim. Most houses of this age have been painted many times over, patched by more than one owner, and lived in through every kind of Ohio summer and winter.

Drywall Problems in Mid-Century Houses

Ceiling soffit before and after: bare wood framing, then smooth drywall with recessed lights

Houses of Riverside's age tend to show the same handful of problems.

  • Popped nails. Drywall of that era was nailed up. As the framing dried and moved, the heads worked loose and lifted the paint, often one above each ceiling joist.
  • Cracked seams. Straight cracks along taped joints, and diagonal ones climbing from the top corners of doors and windows, where a settling house shows it first.
  • Old patches. Repairs that were filled but never primed show through every coat of paint as a dull square.
  • Original textures. Swirled walls, heavy stipple and sprayed popcorn ceilings.
  • Worn trim. Baseboards and door casings chipped at the edges and thick with layers of paint.

Each of these has a proper fix, from a screw driven beside a popped nail to re-taping a cracked seam and priming every patch before paint. One caution first: the EPA lists “Textured paint and patching compounds used on walls and ceilings” among the places asbestos may be found, so an old textured ceiling gets sampled by an accredited professional before anyone scrapes it.

Painting Walls, Ceilings and Trim in an Older House

“Give your space a fresh, clean new look” is the goal, and in a house of this age the order of the work and the prep decide how it turns out. The ceiling is painted first, because roller spatter and drips fall onto walls that are not done yet. Then the walls, cut in by brush along the ceiling line and the corners, then rolled. Trim and doors come last.

The shape of the house changes the job too. In a two-story, the stairwell is the tallest wall to reach and often the most scuffed, and it takes ladders or a plank set across the stairs. In a ranch, the long hallway and the open living room ceiling show every roller lap, so those are rolled in one direction while the paint is still wet at the edge.

Old trim needs the most prep. Baseboards and casings in mid-century houses often carry glossy oil-based paint under the later coats, and latex paint put straight over a glossy oil finish can peel off in strips. So the trim is cleaned, scuff-sanded and primed with a bonding primer first. Sheen follows the room: flat on ceilings, eggshell or satin on walls, semi-gloss on trim and doors that get touched and wiped.

Riverside shares Dayton's weather. NOAA's normals for Dayton International Airport count 15.5 days a year at 90°F or more and 25.0 inches of snow. In both seasons the windows stay shut and the air conditioning or the furnace runs, so paint and primer go on with the room temperature and airflow their labels ask for, whatever the weather outside.

The age of the house matters for old paint, too. The EPA's Renovation, Repair and Painting Program page says: “Approximately three-quarters of the homes in the United States built before 1978 still contain some lead-based paint.” With 77.5% of Riverside homes built before 1980, scraping and sanding old trim can mean disturbing very old paint. When you ask for an estimate, tell us the year your home was built.

Questions We Hear a Lot

  • Yes. We are based in Dayton, and Riverside is right next door on the city's east side. Painting, drywall repair, popcorn ceilings and cabinets are all on offer for Riverside homes, each with a free estimate first.

  • With a median build year of 1963, most Riverside homes have drywall. The 15.5% built before 1950 are the ones most likely to have plaster. A pushpin is a simple test: it slides into drywall, but plaster feels hard as stone.

  • It depends on the size of the room, the height of the ceiling, how much patching and priming the walls need, whether trim and doors are included, and how many colors you choose. Old glossy trim that needs a bonding primer adds prep. Call or text (937) 829-8873 and we will price your rooms at a free estimate.

  • The rooms you want done, what needs fixing, whether any ceiling is textured, and the year your house was built. The year helps us know what is likely on and behind the walls. A rough idea of the colors you like helps too.
